Low Mill Guest House is a late 18th Century stone bulit working cornmill. We offer a full dinner, bed and breakfast service and are licensed for the sale of alcohol. We can cater for specific dietary needs, please give 24hrs notice.
Low Mill is in the village of Bainbridge in the heart of the Yorkshire Dales. We are situated behind the village green – the shingled drive has a gentle downward slope.
We have 3 guest bedrooms on the first floor of the property. The mill is a listed building with working mill furniture very much in evidence thoughout the living accomodation, so is, regretfully, unsuitable for those with mobility prolems.

The nearest towns are Hawes to the West and Leyburn to the east. The nearest mainline station is Northallerton 32miles away. There is a frequent 73 bus service to Bedale then change to the less frequent 156 / 157 service to Bainbridge. We are about 100 metres across the green from the bus stop, behind the children’s play area. The access road to our property is fairly uneven. The Mill is approached by a short gravel drive.
Car Parking and Arrival
Car parking is available on site with space for 5 cars. The front door is about 10 metres from the parking area. The driveway is shingled. The drive, front door and entrance lobby are well lit. People can be dropped off directly outside the front door. The front door width is 104cm. The front door leads into the slate tiled entrance lobby, this entrance is level however there is a small step from the entrance lobby into the welcome area / lounge. Assistance with luggage can be given at all times.
Guests are welcomed in the lounge. There is a small step down from the entrance lobby to the lounge. The doorway width is 104cm. WThere is a large sofa and two easy chairs in the lounge. The floor is level throughout, wood with a large rug and coffee table in front of the fire and a cow hide in front of the too grindstones. The area is well lit with ceiling spots and table lights. Writing paper and a magnifying glass are available on request.
We have three bedrooms, The Workshop, The Storeroom and The Kiln Room. All are on the first floor. The Storeroom and The Worshop are reached via a 10 step stone staircase with a hand rail to the right. There are 2 additional steps to the Storeroom and 1 to the workshop. The door widths are 72cm and 75cm respectively. The Storeroom has a step down into ensuite bathroom. The Kiln room is rached by a slate tiled passage leadin from the lounge. There is one step into the passage with an opening width of 68cm. Access is then up a carpeted staircase of 11 steps with a hand rail to the right and then via a carpeted landing with a door width of 78cm. There is then a small step into the Kiln Room suite.
All rooms are well lit with ceiling spots, bedside lamps, pendant lights and standard lamps. The walls are cream with one wallpapered wall. Floors are wooden with the exception of the living area of the Kiln Room which has carpet and ceramice tiles. All walls and floors contrast. All roomshave bedside rugs which can be removed on request. The Workshop has a large rug in front of the log burner. Hypoallergenic bedding can be supplied to all rooms.
Bathrooms, Shower-rooms & Toilets (Ensuite or Shared)
All bathrooms are ensuite. All rooms have cream tiled floors and pale blue or natural stone walls. All taps are lever taps. All basins are pedestal with a height of 87cm. W.C. heights are 44cm. All rooms are well lit with ceiling spots.
The Workshop – large freestanding bath with a step up to a ceramic plinth, separate shower room, door width 62cm, 16cm step into shower tray.
The Stroreroom – door width 65cm, 16cm step down into bathroom, standard bath with shower over.
The Kiln Room – door width 66cm, 5cm step into shower tray.
Public Areas – Halls, Stairs, Landings, Corridors
All public areas are well lit witha combination of ceiling lights, table lamps and standard lamps. There is a small step down from the slate tiled entrance lobby (door width 104cm) into the lounge. The 10 steps and landing to the Storeroom and Workshop are stone with a wooden handrail to the right. The passge between the lounge and The Kiln Room is slate tiled and accessed via a 7cm step. The 11 step staircase is carepeted with a wooden hand rail to the right. The landing is carpeted with a 13cm step into the Kiln Room. There is a level passage between the lounge and dining room. This is level and wood floored.
Public Areas – Lounge
The Guest lounge is accessed through the entrance lobby down a 2.5cm step. The door width is 104cm and the width of the entrance to the passage to the dining room is 86cm. The lounge is wooden floored with a rug in front of the open range. There are large mill cogs and grindstones to the rear of the lounge, there is a cowhide in front of these. There is a sofa, two easy chairs and a coffee table grouped round the range. There is a door of cm giving access to a level patio. There lounge and the passage to the dining room are well lit with ceiling spots and table lamps.
The small public W.C. is accessed via a slate stone passge up a step of 7cm. The door width to the passage is 68cm and the door width to the W.C. is 71cm. The W.C. height is 44cm. The sink has lever taps and the area is well lit with ceiling spots.
The dining room is accessed via the lounge through a level, wooden flloored passge. The width of the passge etrance is 86cm aqnd the dining room doorway is 77cm. The dining room has a wooden floor and is level throughout. There is a rug in front of the open fire. The are 3 two seater tables with upright chairs. Seating can be rearranged if needed. We offer a table service. Differing dietary requirements can be catered for with notice. Crockery is white with silver cutlery and wooden table tops. The area is well it with ceiling spots controlled by a dimmer.
The garden is available for public use, however it consists of steep, narrow gravel pahs leading down to an unfenced fast flowing river thus is, regretfully unsuitable for young children, those with visual impairments or mobility problems. There is however a level stone flagged patio with metal garden furniture accessed via the lounge through a door of cm.
The is an information sheet detailing fire exits and positions of fire extinguishers and blankets in the information packs in the guest room. These can be provided in large print if necessary. We have free WiFi access throughout most of the building. Asssitance dogs are welcome, we are dog owners ourselves so can provide for most canine needs. Mobillity scooters or electrice wheelcahirs can be charged in the garage.
The Nearest Doctor’s surgery is in Hawes and the nearest A & E is in Northallerton. Contact details are provided in the information packs in rooms.
